Built Around Your Closing
Most Florida title insurance companies operate in a silo — disconnected from your agent and lender. Verified Title is different. Your agent, loan officer, and title team coordinate in real time — so your closing never stalls.

What Florida title insurance actually covers
Florida title insurance protects an owner or a lender against financial loss from defects in the recorded chain of title — forged signatures on a past deed, missing probate filings, undisclosed heirs, unsatisfied liens, easements that should have been disclosed, and clerical errors at the county clerk's office. The owner's policy stays in force for as long as you or your heirs hold an interest in the property. The lender's policy stays in force until the mortgage is paid off.
Unlike homeowners insurance, title insurance is a one-time premium paid at closing. There is no monthly bill and no annual renewal. The premium is also set by the state under Florida Statute §627.7841, so every licensed Florida title insurance company charges the same rate on the same policy amount. A $300,000 owner's policy runs about $1,575 in any of the 67 counties.
How a Verified Title closing differs
Most title companies run a title search, issue a commitment, and hand the file off to a closer the morning of the signing. We assign a named title coordinator the moment the order opens, audit the file every two days, and keep agents and lenders copied on every milestone. If the search turns up a problem — an unreleased mortgage from 1998, a probate that never got recorded, a survey discrepancy — you hear about it within a business day, not the afternoon before closing.
That cadence is the difference between a Florida closing that lands on the contracted date and one that slips. It is also why agents and lenders who try us once tend to send their next file the same week.
