What Florida title insurance actually covers

Florida title insurance protects an owner or a lender against financial loss from defects in the recorded chain of title — forged signatures on a past deed, missing probate filings, undisclosed heirs, unsatisfied liens, easements that should have been disclosed, and clerical errors at the county clerk's office. The owner's policy stays in force for as long as you or your heirs hold an interest in the property. The lender's policy stays in force until the mortgage is paid off.

Unlike homeowners insurance, title insurance is a one-time premium paid at closing. There is no monthly bill and no annual renewal. The premium is also set by the state under Florida Statute §627.7841, so every licensed Florida title insurance company charges the same rate on the same policy amount. A $300,000 owner's policy runs about $1,575 in any of the 67 counties.

Most title companies run a title search, issue a commitment, and hand the file off to a closer the morning of the signing. The one-time premium is small next to what an undiscovered defect can cost a buyer years after closing — and the owner's policy stays with you and your heirs for as long as you hold title.
Are Florida title insurance rates negotiable?
No. The premium itself is fixed by Florida law and is the same at every licensed title insurance company in the state. What does differ between companies is closing speed, coordination, and customer service — and on a Florida deal those make a far bigger practical difference than the premium ever could.

Can I close remotely from out of state?
Often yes, through Florida remote online notarization (RON), authorized under Florida Statute 117.265. RON is permitted on most Florida residential closings.
