How the Verified Title referral program works

Setup is one form and one phone call. After you submit the registration above, a senior coordinator activates your account, verifies your Florida real estate or mortgage license through the DBPR or NMLS public lookup, and adds you to our agent and lender CRM. From that point forward, any client you refer is tagged to your file and your name shows up on every order communication.

Once active, you can open a new Florida title order in roughly two minutes — either through our online order form or by emailing the executed contract straight to your coordinator. We confirm receipt the same business hour, open the file, and copy you on the order acknowledgment so you can forward it to your client.

There is no exclusivity contract, no required volume, and no setup fee. Many of our most loyal agent partners started with a single trial transaction and stuck around because the coordination held up under pressure.

Co-marketing & RESPA-safe partnerships

RESPA Section 8 strictly limits what a Florida title insurance company can offer real estate agents and mortgage lenders. Verified Title takes RESPA compliance seriously — we will never offer a referral fee, a paid lead, a free service, or a kickback in exchange for client referrals. If a competing title company is offering you any of those, it is worth a careful look at the compliance risk.

What we can do, and gladly will, is co-host educational events, run joint webinars, share branded closing-process guides for your clients, and split the cost of legitimate marketing where both parties get equal benefit. We also provide branded one-page guides your buyers can take home — explaining what title insurance covers, what doc stamps are, and what closing costs to expect on a Florida transaction.

If you have a creative idea, ask. We can usually find a compliant way to make it work.

Common Questions

Florida title company for agents — FAQ

Is there a fee to set up a referral account?
No. Setup is free, there is no monthly minimum, and there is no exclusivity contract. You can refer one transaction or one hundred — we treat both the same.
What information should I send when opening an order?
Send the fully executed purchase contract, any addenda, and the buyer and seller contact details. If financing is involved, include the lender contact too. We will reach out for anything else we need.
How quickly will my client get a title commitment?
On standard residential transactions where the file is open and the title search clears clean, a commitment is typically issued within 48 to 72 hours. Buyer-pays counties and complex commercial files take longer — your coordinator will give you a realistic timeline up front.
Can you accommodate split-fee or attorney-state closings?
We are licensed in Florida only. For multi-state transactions where part of the file requires an attorney-state closing, we coordinate with attorneys in the other jurisdiction so the Florida side closes smoothly.
What if my client wants to use a different title company?
Under RESPA, the buyer chooses the title company on a residential purchase. We will never pressure your client. If they want to use a different title company, that is their right and we will hand off any work we have already done at no cost.
Do you support real estate attorneys, not just agents?
Yes. Florida real estate attorneys regularly use Verified Title to handle the title search, commitment, and policy issuance side of attorney-led closings. Ask about our attorney coordinator workflow.
